What co-broking is

Two agencies work one deal: one brings the client, the other has the property.

  • The agency with the client

    Finds the renter or buyer, shows the villa and stays their contact.

  • The agency with the listing

    Holds the listing from the owner and handles the owner side.

  • One commission, shared

    The commission of the deal is split between the two agencies, as agreed before the viewing.

The usual shares in Bali

There is no fixed rate in Indonesian law. Commission is agreed between the parties.

  • Rentals

    Around 10% of the rent is common. The two agencies agree how to split it for each deal.

  • Sales

    Around 5% of the price is common. Between two agencies, splits from 40/60 to 50/50 are common, depending on who did more of the work.

These are common practice, not rules. Always agree the share for each listing in writing.

How to co-broke safely

Most disputes start before the viewing, not after it.

  • Register your client first

    Send the other agency your client's name before the viewing, so the introduction is on record.

  • Put the terms in writing

    The share, which listing, and how long the introduction counts. A message both sides answer is enough.

  • Agree when you get paid

    Usually when the owner pays the commission to the listing agency, after the deposit or the deed.

  • Keep the record

    Dates, client, listing and terms in one place, in case anyone asks later.
